Commercial roof maintenance, leak repair and moisture surveys in Northeast Georgia

ARMS repairs, services and maintains commercial roofs across northeast Georgia. We run preventive maintenance programs, answer a 24/7 leak line, do infrared and EFVM moisture surveys and write condition reports. We're based in Martin, in Stephens County, and we don't sell replacements, so our recommendations are about what your roof actually needs.

What we do here

Our services in Northeast Georgia

Maintenance-first commercial roofing: we keep the roof you have in service longer, document its condition and respond fast when it leaks.

Preventive Maintenance Programs

Scheduled maintenance for plants, warehouses and retail

Industrial, warehouse and distribution buildings across northeast Georgia tend to have large low-slope roofs, where a clogged drain or an open seam can go unnoticed for months. A program puts drain and debris clearing, seam and flashing checks and sealant upkeep on a written calendar, with a documented report after every visit. Side ARMS covers one annual and one post-storm inspection, Strong ARMS adds spring and fall visits with minor repairs, and Fully ARMed adds quarterly visits, an annual moisture survey and a 5-year capital budget report.

Leak Response & Repair

24/7 leak response from our home base

When water comes through the roof, call A Call to ARMS, our 24/7 leak line. Two-person crews run stocked service trucks with repair materials for every major system we service, so most leaks can be fixed on the first visit. Every repair gets a photo closeout, and leaks are logged by roof section so repeat problems show up in the record.

Moisture Surveys & Diagnostics (IR / EFVM)

Finding the water you can't see

Wet insulation and small membrane breaches rarely show from the surface. Our company-owned infrared thermography maps wet insulation, and EFVM pinpoints breaches in the membrane, so repairs are scoped to the areas that are actually wet. Surveys can be ordered on their own and are included every year in Fully ARMed.

Condition Assessments & Roof Asset Reports

One roof record across your buildings

Owners and property managers with several northeast Georgia buildings get each roof documented the same way: a roof plan, section-by-section condition ratings, dated photos, a prioritized repair list and a multi-year capital budget. Schools, healthcare and municipal owners can line the budget up with their own planning cycle.

Restoration & Life-Extension Repairs

More service life from older roofs

Replacement costs have risen sharply. When the substrate is sound, targeted section repairs, flashing rebuilds, coatings and drainage corrections can keep an older roof working for less than a new one. We diagnose first, so the recommendation rests on what's under the membrane.

Why ARMS

Why NE Georgia owners and managers call ARMS

No replacement to sell

ARMS only maintains, repairs and diagnoses existing roofs. We have no replacement to sell you, so you can take our advice at face value.

Our own diagnostic equipment

Infrared and EFVM equipment is company-owned, so we answer moisture questions with data instead of a visual guess.

Federal-grade QC

Our QC and safety discipline come from federal roofing work under EM 385-1-1, and we work fluently to Division 7 specifications. Every building gets that standard.

A standard report every visit

A roof plan, dated and geotagged photos, findings, work performed, section ratings and recommendations, in the same format every time.

Crews built to fix it the first time

Two-person crews run fully stocked service trucks with repair materials for every major roof system we service.

Portfolio reporting

Property managers with several buildings get one report format across the whole portfolio, plus portfolio pricing.

Where we work in Northeast Georgia

Home base: Stephens and Franklin counties

Martin sits on State Route 17 between Toccoa and Lavonia. Stephens County (Martin, Toccoa) and Franklin County (Lavonia, Royston) are home turf, and they're where our service trucks start the day.

County pages

Beyond home base we serve Hall, Banks, Jackson, Habersham, Athens-Clarke and north Gwinnett counties. Each has its own page with local detail.
