Commercial roof leak response and repair
A roof leak at 2 a.m. is a property manager's least favorite phone call. Make your next one to the ARMS leak line instead. Our service crews repair membranes, flashings, penetrations, edge metal, curbs, drains and sheet metal on low-slope, steep-slope, metal and shingle roof systems.
What's included
- Emergency and scheduled leak calls
- Membrane, flashing and penetration repairs
- Edge metal, curb, drain and sheet metal repairs
- Infrared or EFVM leak tracing when the source isn't obvious
- Photo closeout on every repair
- Repeat-leak tracking by roof section
- Spray-foam damage repair: we repair roofs damaged by spray-foam applications
Want this on a schedule? Maintenance programs bundle inspections, housekeeping, repairs and reporting into one annual contract. Compare Side ARMS, Strong ARMS and Fully ARMed.
How it works
Call the leak line
A Call to ARMS: our emergency leak line is answered 24/7. Program customers get priority dispatch.
Find the real source
Water travels. When the source isn't obvious, we can use company-owned infrared and EFVM equipment to trace it rather than guessing.
Fix it, document it
Two-person crews run stocked service trucks that carry repair materials for every major roof system, so most leaks can be fixed on the first visit. Every repair gets a photo closeout.
Track it
We log leaks by roof section. If the same section keeps leaking, the records help tell a maintenance issue from a failing system.
Step by step: What happens on a leak call. From the first call to the photo closeout, plus what to do to protect the space while a crew is on the way.
A CALL TO ARMS. Active roof leak? Our emergency leak line is answered 24/7.
Call (555) 555-0100Before the crew arrives
Keep people away from wet floors and from any lights, outlets or equipment near the water. If it's safe to do so, move equipment, inventory, records and other sensitive items clear of the drip area, cover what can't be moved and catch the water in containers. Note where and when water is showing up; photos help the crew. Please don't send staff onto the roof in a storm. Finding the source is our job, and roof work needs fall protection. When our crew arrives, we can set up a leak diverter to catch and channel water away from the area. See the whole leak call step by step.

Frequently asked questions
Which roof systems do you repair?
We repair, service and maintain steep-slope and low-slope roofs, including TPO, PVC, EPDM, modified bitumen, built-up (BUR), metal and shingle systems. We also repair roofs damaged by spray-foam applications.
Do maintenance program customers get faster service?
Yes. Program customers receive priority dispatch and discounted repair rates. Fully ARMed customers get a guaranteed 4-hour emergency response written into their contract.
Will you start a big repair without asking?
No. Repairs over a set dollar threshold need your written approval before we proceed, and repairs above a program's included allowance are quoted, with photos, before any work starts.
Do you charge more after hours?
After-hours and weekend emergency calls are billed at premium rates. We'll explain the rate when you call so there are no surprises.
